§ 3.6. Platting Required

  • 3.6.1 The owner of a tract of land located within the corporate limits or in the extraterritorial jurisdiction of the City of Santa Fe, who divides the tract into two (2) or more parts must have a plat of the subdivision prepared for review, approval and recording pursuant to this Ordinance. Such division of a tract includes a division regardless of whether it is made by using a metes and bounds description in a deed of conveyance or in a contract for a deed, by using a contract of sale or other executory contract to convey, or by using any other method.

    3.6.2 All contiguous land which is intended to be sold or developed, and which is under the ownership of the applicant, shall be included on the preliminary plat.

    3.6.3 If the applicant intends to subdivide a portion of his/her property for the purposes of sale or development, and the balance of the property is to remain undeveloped or unimproved, such remaining portion is not required to be included on the preliminary plat, unless the general plans of the City of Santa Fe require the dedication of right-of-way for street, drainage or other purposes on such property.
